High Street Commercial is envisioned as a vibrant mixed-use destination that brings together shopping, business, entertainment, leisure, and hospitality under one roof. Strategically located within Ensaara Metro Park at the junction of an 18m DP road and the Besa-Pipla-Kharsoli road ; linking Nagpur city to the outer ring road. The project is designed as a contemporary landmark of style and connectivity.

Spread across 6 acres with a built-up area of nearly 4,70,000 sq. ft., the development offers over 100 retail stores (carpet areas ranging from 500 to 15,000 sq. ft.), alongside a gaming zone for all age groups and a multiplex with a 38,000 sq. ft. floorplate.

Its hospitality component includes a 150-key city hotel with a banquet hall for 1,200 guests, supported by pre-function areas and dedicated kitchens. Amenities such as spa, gym, swimming pool, restaurants, and a rooftop dining venue with indoor and outdoor seating enhance the guest experience. Clear separation of guest and service entries ensures smooth operations across facilities.

The design reimagines the urban high street with landscaped terraces, courtyards, and wide open-to-sky corridors that invite pedestrian interaction, host events and markets, and create visual connections across levels. Rather than a linear mall, the layout emphasizes frontage and community spaces, fostering a sense of vibrancy and flow.

Architecturally, the project employs clean horizontal lines in glass, metal, and concrete to convey lightness and transparency, while rounded corners soften the form. Expansive glazing dissolves boundaries between inside and out, and integrated façade lighting transforms the structure into a distinctive nighttime landmark.

Organized through horizontal layering ; retail at the base, entertainment mid-level, and hotel above. The project reflects the rhythm of urban life. Carefully distributed vertical circulation cores, discreet back-of-house zones, and ample parking ensure smooth operations without compromising the pedestrian experience.
