Sachin CHSL

The 220 member Sachin Cooperative Housing Society spread over five acres in Mulund has 220 existing members. The property currently has ten low-rise buildings built in the 1970s. IMK was invited to participated in a bid for architectural design services for the self-redevelopment of the same.

The residents do not want to vacate their existing homes, and will only move out once their new homes are ready for occupation. This is one of the most challenging mandates for the design, although manageable, only due to the existing large green pockets, that are available to build on without disturbing the existing structures. This required integrating cohesively, the new construction and the open spaces thus generated in place of the existing structures, which was an important design consideration. The society also expects the project to generate about 2.5 lakh sq ft of saleable area.

The project needs to be completed within a span of 36 months in 2 phases from the time of receipt of development permissions. Configuration of the building blocks and phasing strategy proposed is planned in such a way as to be able to balance the generation the funds out of sales, to support the construction activity for the rehab units.

Since the existing buildings are to be retained, Large parking podiums for 1000 cars can be constructed only on the members moving into the new buildings and are demolished. All Common amenities, like the swimming pool, games courts and community hall with party lawns have been proposed along the large central recreation ground. The top of the parking podiums is also proposed to provide recreation activities, closer to the residential buildings, for the elderly as well as younger children.
