Sona Vistaas

Sona Vistaas is a 9.5-acre, low-rise residential community designed to create compact, efficient and nature-connected homes rooted in Bengaluru’s garden-city character. Guided by an 80-20 approach that prioritises light, ventilation, privacy and safety, the masterplan is organised around a continuous central green spine with landscaped courtyards, shaded boulevards and walkable connections. By placing parking entirely in the basement and limiting built form to 15 metres, the development offers a safe, pedestrian-friendly environment where children can roam freely and residents enjoy uninterrupted engagement with nature.

The residences are planned as breathable, light-filled spaces with two- or three-side openings, generous balconies and minimal common walls, ensuring privacy and cross-ventilation throughout the day. A centrally located clubhouse, partly earth-bermed and opening to the north, anchors community life with fitness, leisure and social facilities overlooking the landscape. Passive design strategies, solar energy, rainwater harvesting, STP reuse and efficient fixtures shape an inherently sustainable living environment. With its restrained material palette and human-scale planning, Sona Vistaas creates a modern urban neighbourhood that is timeless, community-oriented and harmoniously integrated with its natural setting.
